So, you’re ready to sell your home. Even on a good day the honey-do list can be miles long, but it seems endless when it comes to getting a home prepped to sell. What to replace? What to service? What to paint? We’re here to take some stuff off your plate and tell you what you can skip.

Cosmetic Damage

Has your shoe molding been kicked one too many times? Is the paint going up your stairwell scuffed? Chances are, you don’t really need to do anything about it. A savvy buyer will recognize that these cosmetic damages don’t affect the structural integrity of the house to begin with. Plus, if you go through all the trouble to repaint any area with an imperfection, the buyer may end up repainting with a color they choose anyway. So, we say, don’t waste your time! Buyers want to make sure the plumbing, electrical, roof, and foundation are sound. Paint scuffs? Eh. They get a pass!

Major Upgrades

Do your kitchens or bathrooms need some updating? Don’t try to guess what a buyer might want in upgrades or appliances or backsplashes or flooring. Oftentimes, buyers look forward to putting their own design flair into their new spaces. Since people tend to have very different ideas as to what is current, modern, and stylish, it’s better to let your buyer make their own choices.

Trending Colors

Speaking of what’s current… don’t go on a re-painting spree. We all know that color trends come and go and what’s trending today will not be trending tomorrow (or in a year). If you *must* paint (you know, going beyond just cosmetic damages…), stick with neutral colors. Odds are your buyer is going to paint once they move in anyway.
